Mill Creek Ranch
Landscape: Mill Creek Ranch is a highly improved
ranch located in northeastern Red River County on CR 3335. The
property is very scenic, encompassing approximately 1,253 acres
of rolling hills along Mill Creek. The pastures are in improved
summer and winter grasses and cross fenced with travel lanes
for year-round rotational grazing. The herbage will carry approximately
250 mother cows and cut hay, with approximately 80 acres in hay
production producing 600,000 pounds annually. Pastures are well
watered for livestock with three lakes and seven ponds.
Improvements: The gated entrance leads to an
attractive 5,000 square foot ranch-style main residence that
is strategically located between four large ponds at the end
of a long drive which provides an exceptionally picturesque setting.
The main residence has a large patio, a glass-enclosed master
bedroom suite, and is attractively landscaped. A 1,200 square
foot manager’s residence is located at the gated entrance
on the county road. A 2,200 square foot double wide guest house

Hunting/Fishing/Recreation: The 6 deeper water
impoundments are all stocked with fish and provide excellent
fishing. One lake has a large pier with elevated observation/lounging
platform with a check valve to allow flooding of about 35 acres.
Mill Creek carries water year-round and is bordered by large
trees which harbor wildlife. Approximately 40 acres of shallow
flooded wetlands have been created in cooperation with The East
Texas Wetlands Project/Ducks Unlimited to attract and harbor
migratory and resident Neotropical birds. Over 40 acres are flooded
in winter for migrating waterfowl. There is a high hill consisting
of about 120 acres with spaced hardwoods, one of the highest
points in Red River County, which provides very scenic views.
White-tailed
deer, eastern wild turkey, waterfowl and other small game are
abundant. The ranch is managed to enhance wildlife habitat and is under Texas
Parks and Wildlife Level I Management which allows for an extended deer hunting
season. There are 8 exquisite deer stands with telephone poles for corners
spaced appropriately that allow up to 4 people to comfortably hunt/view the
wildlife.
About 10 acres, located on the side of a hill in view of the residence, is
game fenced with an independent water supply and populated with exotic animals
such as elk and red stag deer.
